Water supply is a key consideration. In urban areas, properties are typically connected to the public water network. In rural locations, water is often supplied via cisterns or private wells. Buyers should assess reliability, storage capacity and potential costs for water delivery or maintenance. During dry summer months, water availability can become particularly important.
Electricity supply also requires careful review. Many properties are connected to the public grid, but remote fincas may have limited capacity or rely partly on alternative systems such as solar power. It is important to confirm whether the existing supply meets actual needs and whether upgrades are technically and legally feasible.
Access to the property is another critical aspect. Public, paved roads provide ease of use and legal clarity. Private tracks, gravel roads or unclear access rights may lead to practical limitations or disputes. Buyers should verify that access rights are formally registered and that year-round access is possible.
The neighbourhood and surroundings also influence living quality. Proximity to neighbouring properties, potential future developments and the use of adjacent land affect privacy and tranquillity. Noise levels, agricultural activity or seasonal tourism should be realistically assessed.
Infrastructure should not be viewed as a secondary issue. Reliable utilities, secure access and a suitable environment are fundamental to the long-term usability and value of a property in Ibiza.
