Renovations and alterations on Ibiza are subject to strict planning regulations that vary depending on location, land classification and the scope of the project. Many owners assume that minor works do not require approval. In practice, however, permits are often necessary, even for changes that appear modest.

A distinction is generally made between maintenance, renovation and structural alterations. Routine maintenance, such as replacing finishes, bathrooms or electrical installations without affecting the structure, is usually permitted without approval. Once structural elements, façades, roofs, layouts or the external appearance are modified, official authorisation is required.

Larger projects require a major works permit (Licencia de Obra Mayor). This applies to extensions, structural changes or any work affecting load-bearing elements. Smaller projects may fall under a minor works permit (Licencia de Obra Menor), which involves a simpler procedure but still requires approval. The exact requirements depend on the municipality and the nature of the work.

Special caution is required for properties on Suelo Rústico. Renovations and extensions are highly restricted, and even works permitted in urban areas may be prohibited. Existing buildings must be fully legal before any renovation permits can be granted.

Another important aspect is that unauthorised works carried out in the past cannot always be legalised retrospectively. Depending on the circumstances, owners may face fines, usage restrictions or demolition orders. Obtaining permits before starting any work is therefore essential.

In addition to planning law, community regulations may apply. For apartments or terraced houses, approval from the homeowners’ association may be required if common areas are affected.

Careful planning, early permit applications and coordination with qualified professionals are key to avoiding delays and legal complications. On Ibiza, permits are not a formality but a fundamental part of any renovation project.
