When buying property in Ibiza, plot size is often seen as a key indicator of exclusivity, privacy and long-term value. However, the number of square metres alone is not necessarily meaningful. What truly matters is how the land can be used and what practical advantages it offers.
One of the most important aspects is legal usability. In Ibiza, this depends largely on land classification. A smaller plot on Suelo Urbano with clear building rights can be significantly more valuable than a large plot on Suelo Rústico with strict limitations. Buyers should therefore focus not only on size, but on buildability, permitted use and development potential.
Topography is another crucial factor. Sloping land, steep terrain or heavily terraced plots can drastically reduce usable space. Large plots may look attractive on paper but offer limited practical use, while smaller, well-designed plots can be far more efficient and easier to maintain.
The positioning of the property within the plot also matters. Access roads, distance to neighbours, orientation and privacy all influence the actual benefit of a large plot. In some cases, a smaller, well-positioned plot can provide more privacy than a larger one with rights of way or unclear boundaries.
Maintenance and ongoing costs should not be underestimated. Larger plots require higher expenditure for gardening, irrigation, upkeep and often staff. For buyers who are not permanently on the island, this can become a significant consideration.
Finally, the long-term perspective is essential. Plots with clear legal status, good access and realistic usability tend to be more stable in value than larger plots with restrictions.
